I've completed thousands of BPOs over more than 20 years in real estate, and I still do this work today. That matters, because BPOs haven't stayed the same. Forms change. Guidelines change. One thing every real estate agent learns is that your next paycheck usually depends on your next closing, and sometimes that next closing is weeks or even months away. Early on, I started taking BPOs just to fill the gaps between deals. I didn't think much of it at first. Over time, I noticed something: while buyer and seller business rose and fell, BPOs gave me a way to keep earning through the slower stretches, a kind of stability commissions alone couldn't offer.
But getting there wasn't as simple as signing up with a few companies. The real problem wasn't finding BPO work, it was that nobody was teaching agents how to actually build a business around it. Everything I teach in this course comes from doing the work myself, not from theory. That's why I created it.
You already know how to read a market and evaluate a property, the missing piece is understanding exactly what this business is asking of you. A Broker Price Opinion is a property valuation completed by a licensed real estate professional, typically for a bank, asset manager, or valuation company that needs a professional opinion of value.
Unlike a traditional listing or sale, you're not representing a buyer or seller, you're hired directly for your market knowledge, pulling comparable sales, evaluating property condition, and providing an opinion of value based on data rather than a transaction. Banks, mortgage servicers, and asset management companies order BPOs to help make decisions about loans, foreclosures, refinances, and property portfolios, often because they need something faster and more affordable than a full appraisal.
Signing up with a BPO company feels like the hard part. It isn't. Most agents assume that once they're approved with a few valuation companies, the orders will start rolling in. Then weeks go by with nothing, or worse, the orders come in once and never again.
Not every company sends work the same way, and some quietly rotate underperforming agents out of the pool without ever explaining why. Quality gets judged more strictly than most agents expect. Coverage area matters more than people realize, turn times aren't flexible, and communication is part of the evaluation whether anyone says so or not. None of this gets explained when you sign up — you're handed a login and a vague set of guidelines, then left to figure out the rest through trial and error.
